LaPlatte Appraisal Services, Inc. is a real estate appraisal company specializing in Residential real estate valuation as 

well as real estate consulting and analysis. Our pledge is to effectively communicate each report in an honest and conscientious 

manner within a reasonable time frame, at a competitive fee, and in conformance with current professional standards.

 

OPERATION OF BUSINESS


 LaPlatte Appraisal Services, Inc. participates in the field of real estate appraisal and valuation. Valuation is the 

process of estimating the market value, insurable value, investment value or other properly defined value(s) of 

an identified interest in a parcel(s) of real estate as of a specific date.An appraisal is an unbiased estimate of value in a

 property or a certain right to a specific property. The value appraised can consist of the current market 

value, a retrospective value, a prospective value or other defined value that can be sold or transferred in the marketplace. 

We also provide consulting services and real estate analyses other than valuation. A complete list of the property 

types appraised by the current staff and a list of the types of reports and analyses provided are also included.

Our goal is to consistently provide quality appraisal services in a timely manner, to always be available for assistance and questions, 

even after the analysis has been presented, and to support our clients from an unbiased position in their business decisions

   

Why Do You Need An Appraiser?

    Mortgage / Refinance:   In many cases, lenders need a professional, independent appraisal of the property you want to buy or refinance to ensure that it is worth at least as much as they are being asked to lend on it.
     The appraiser will form an opinion on the probable market value of the property considering sales of similar homes in the area among other factors. He or she will prepare an appraisal report explaining the conclusion. The appraisal belongs to the lender considering lending money with the home as collateral. By state law the borrower must be given  a copy of the appraisal from the lender.

PMI Removal:  Private Mortgage Insurance is a cost that is added to the monthly payment of most conventional mortgage loans.  Mortgage lenders are required  to remove  this monthly (PMI) cost if/when you have at least 20% equity in your home. The mortgage lender will not remove this private mortgage insurance cost unless you can prove, with an appraisal, that you have reached 20% equity.

We provide appraisal services for lenders, individuals, attorneys, cancellation of PMI (Private Mortgage Insurance), FSBO (For Sale By Owner), and tax appeal among others.
Property Types
Property types include single family residential properties, condos, rural homes with acreage, vacant lots, and manufactured homes with land.
Fees
Fees are dependent on the complexity of the assignment and scope of work involved. Each job is quoted on an individual basis. Turnaround time is usually 72 hours or less for residential properties.  Rural properties may take longer, as will estates, complex, or partial-interest appraisals.
